Mixed Use Rehab - City Park West

Project Summary

The 1736 E 31st project involved the full renovation of a 9,000 SF early 1900s commercial building, transforming it from a former liquor store into a modern mixed-use space. The first floor was converted into a restaurant core and shell, with storage space in the basement, while the second floor was built out to accommodate three residential apartments. The renovation included extensive structural repairs, along with major system upgrades, including the installation of a new fire sprinkler and fire alarm system, all-new HVAC, electrical, and plumbing, and an electrical service upgrade to support the building’s new use. Exterior improvements consisted of replacing all windows and storefront systems, pouring a new patio and parking area, upgrading the domestic water line, and replacing sidewalks. Additionally, we installed a 2,500-gallon grease interceptor and a commercial kitchen hood, ensuring the space met restaurant infrastructure requirements. This comprehensive renovation modernized the building while preserving its historic character, creating a fully functional and code-compliant mixed-use development.Challenges like tight schedules, resource management, and structural modifications were overcome through careful planning and effective communication.
